Identify the home and how it is titled
Manufactured, modular and site-built homes are different property categories. For a manufactured home, the lender may need the HUD identification, data plate, construction history, title status and evidence that the home is treated as eligible real property.
Ownership of the land and the way the home is attached matter. Financing a home on leased land or as personal property is different from an eligible mortgage secured by the home and land. Do not assume a standard mortgage option covers every arrangement.
Foundation and property history can determine eligibility
Permanent foundation requirements, installation standards, additions and prior moves can affect the available route. The number of sections, age, size and condition can also matter under the program.
Gather available title, installation and foundation documents early. If the seller says the home was moved or altered, explain that before the appraisal is ordered. A property-specific problem can matter even when the borrower otherwise qualifies.
Compare the programs separately
Selected conventional, FHA, VA and USDA options may consider qualifying manufactured homes. Each applies its own borrower and property rules. VA entitlement or USDA location eligibility remains necessary in addition to manufactured-home requirements.
The minimum down payment advertised for a site-built home should not automatically be applied to a manufactured home. Condo, multi-unit and investor eligibility should also be checked separately rather than inferred from a broad property list.
Assistance has an additional set of rules
A manufactured-home assistance option can have a higher score floor, an income cap and a repayable second mortgage even when a site-built assistance route has different terms. The specific example below keeps those conditions together.
Ask what the assistance covers, what payment it adds and what cash remains due. Required counseling, reserves, housing-payment history and borrower status may also affect eligibility.
A practical way to start
Send the address and general property details first, using secure channels for financial documents. I can help identify the financing options that deserve a review and the property records to request.
Compare the complete payment and cash needed, including taxes, insurance and any association or land-related costs. An early property review can help you avoid planning around a loan that does not fit the home.
Options and eligibility to compare
Compare the option that fits your credit, loan amount, property and documentation. Each has its own requirements, and the full application must qualify.

Frequently asked questions
Is a modular home the same as a manufactured home?
No. The construction and property classification differ, and the financing review should identify the correct category.
Can I finance a home that was moved?
Prior relocation can restrict eligibility. Provide the property history for a program-specific review before relying on financing.
Does the 580-score assistance route apply here?
The manufactured-home assistance example on this page starts at 620 and has an income cap and repayable second loan. Its rules differ from the site-built 580-score route.
