VA Loans in Ohio

Eligible veterans, service members and certain surviving spouses may qualify for a VA-backed home loan with no down payment and no monthly mortgage insurance. Your benefit eligibility and the mortgage approval are separate parts of the review.

Begin with your Certificate of Eligibility

Your Certificate of Eligibility, often called a COE, helps document entitlement to the VA home-loan benefit. Your service history, prior use of the benefit and any remaining entitlement matter. A COE does not by itself approve the mortgage or establish how much you should borrow.

If you have used a VA loan before, that does not automatically end your eligibility. We can review restoration or remaining entitlement for the proposed purchase. Bring the details of any existing VA-backed loan so the analysis uses your actual circumstances.

When a purchase can have no down payment

A qualifying VA purchase may allow full financing when the appraised value supports the purchase price and entitlement is sufficient. A price above the appraised value or limited remaining entitlement can create a down-payment requirement. Your lender may also have a maximum financing amount or other restrictions.

Selected options begin at a 580 score for up to 100% purchase financing. A separate option for scores from 500 through 579 is limited to 90% financing. The lower-score option cannot be combined with the no-down-payment claim. Larger loan amounts can carry higher score and review requirements.

How income and debts are evaluated

VA underwriting considers both debt obligations and residual income, the money remaining after specified expenses. Household size, region and the details of the loan affect that review. A debt-to-income percentage alone does not capture the full qualification process.

Automated and manual underwriting paths have different conditions. A manual file with higher ratios may need specified compensating factors and additional residual income. Bring complete income and debt information so we can evaluate the applicable path rather than relying on a single online calculator.

The property must fit your plans and the program

The purchase options described here are for a home you will occupy. Eligible choices can include certain one- to four-unit homes, approved condominiums and qualifying manufactured homes. Each property type has additional standards. Tell me about unusual features or multiple units early.

VA appraisal requirements help evaluate value and minimum property standards. They do not replace your own inspection. Discuss repair needs and the contract timeline before assuming a property is ready for a VA-financed closing.

Budget for the funding fee and other expenses

VA loans do not require monthly mortgage insurance. A VA funding fee may still apply unless you qualify for an exemption. The amount and treatment depend on the transaction and your circumstances; verify exemption eligibility rather than assuming it from a general description.

Closing costs, prepaid expenses and money needed before closing still belong in the budget. Permitted credits or financing of an eligible fee can affect cash due, but no down payment does not automatically mean no cash needed. Keep moving costs and a personal savings cushion visible as well.

Using VA financing to refinance

An interest-rate reduction refinance loan, often called an IRRRL, is a possible route for an existing VA-backed mortgage. It has its own seasoning, payment-history, benefit and cost requirements. A VA cash-out refinance is a separate transaction with a fuller review.

Start with the goal and compare the new loan with keeping the current one. Ask about total costs, the remaining balance, the payoff timeline and when any expected savings recover the transaction costs. Refinance approval and savings should never be assumed in advance.

Options and eligibility to compare

Compare the option that fits your credit, loan amount, property and documentation. Each has its own requirements, and the full application must qualify.

Eligible no-down-payment purchase

Credit and underwriting: 580 or higher. Automated approval or qualifying manual review; amounts above $1.5 million require at least 700 and additional review.

Financing and amount: Up to 100% purchase financing subject to value and entitlement; minimum loan $50,000. The maximum loan amount needs an individual review.

Income and property: Eligible one- to four-unit primary home; VA income, residual-income, entitlement and property requirements.

Benefits and conditions: No monthly mortgage insurance. Funding fee may apply unless exempt. Appraisal gap or limited entitlement can require cash. Manual higher-ratio paths need specific compensating factors and residual income.

Lower-score purchase

Credit and underwriting: 500–579 with eligible underwriting. Manual ratio exceptions require specified compensating factors and residual income.

Financing and amount: Up to 90% purchase financing; minimum loan $50,000.

Income and property: Eligible primary home; COE, entitlement, income, credit history and property review.

Benefits and conditions: A separate option requiring a down payment. It does not combine a 500 score with 100% financing.

Compare the alternatives

Frequently asked questions

Does the COE guarantee approval?

No. It documents benefit eligibility and entitlement information. The lender still reviews credit, income, debts, assets and the property.

Can I use the benefit again?

Potentially. Prior use, restoration and remaining entitlement need to be reviewed for your next purchase.

Does VA mean zero closing costs?

No. A qualifying purchase may require no down payment, but a funding fee and other closing expenses can still apply.

Are surviving spouses eligible?

Certain surviving spouses may qualify under VA rules. The eligibility review should use the specific service and survivor circumstances.
