What DSCR measures
Debt-service coverage ratio, or DSCR, is a program-defined comparison of rental income with the property’s qualifying payment. A ratio of 1.00 means the income used in that calculation equals the payment used. The accepted rent and payment method depend on the program.
A passing mortgage ratio does not establish that the investment is profitable. Your operating budget should separately account for vacancy, maintenance, management, capital repairs, utilities and other costs that may not appear in the lender’s ratio.
Long-term and short-term rentals need different evidence
A long-term rental may use an eligible lease, market-rent analysis or other permitted evidence. Short-term rentals can require operating history, approved revenue reports and proof the use is allowed by local rules and any owners association.
A projected vacation-rental revenue figure is not guaranteed income. The program may adjust or limit it and may compare it with actual history. Tell me whether the property is already operating, newly acquired or changing rental strategy.
Lower coverage and no-ratio options are distinct
Selected programs consider coverage below 1.00. A separate no-ratio option may not require a minimum DSCR, but it still has credit, equity, reserve, property and experience requirements. Those labels should not be used interchangeably.
A lower-coverage path can require a larger down payment or stronger credit. It may exclude first-time investors, short-term rentals or interest-only structures. Compare the actual option, including its costs and liquidity requirements.
Experience and ownership structure matter
First-time investors can have different conditions from established landlords. First-time homebuyers may be ineligible for some programs even when first-time investors are allowed. Entity ownership, guarantors and signing authority also need review.
These are business-purpose investment options, not owner-occupied loans. Be clear about any intended personal or family use. A two- to four-unit rental, condominium, condotel or manufactured home may need a narrower program than a standard single-family rental.
Review the repayment and exit terms
A fixed-rate, adjustable-rate or interest-only structure changes how the loan behaves. Some loans include early-payoff charges, and the available terms depend on the program, property and applicable rules. Ask for the actual prepayment provisions before assuming you can refinance or sell without cost.
I can help compare the financing with your intended holding period and operating plan. Bring realistic income evidence and an expense budget. Financing approval is separate from a decision that the investment meets your return goals.

Frequently asked questions
Does a DSCR loan require no documentation?
No. Property income, credit, assets, reserves, ownership and other program requirements still need documentation, even when personal employment income is not the qualifying basis.
Can a short-term rental qualify?
Selected options consider short-term rentals with their own income, experience, property and legal-use requirements.
Is no-ratio the same as DSCR below 1.00?
No. They are distinct program paths and can have different leverage, credit and repayment restrictions.
Can I live in the property?
The options described here are for eligible non-owner-occupied investment properties. Intended personal or family use must be disclosed and reviewed.
