1099 and Profit-and-Loss Mortgages in Ohio

Independent contractors and business owners may have mortgage options using eligible 1099 earnings or a professionally prepared profit-and-loss statement. These methods use different evidence and should be compared separately.

A 1099 path starts with the way you are paid

A 1099 mortgage option can review qualifying contractor earnings under a defined history and expense calculation. The lender may require one or two years of forms, year-to-date evidence and transcripts or other verification. A form issued to a business entity can be treated differently from one issued personally.

Tell me who pays you, whether you own the paying company and how your work has changed. Related-party employment or variable earnings can affect eligibility. The form alone does not establish the usable income.

A profit-and-loss path reviews the business

A profit-and-loss statement summarizes business revenue and expenses over a defined period. Selected mortgage programs require an eligible independent preparer, a signed statement and evidence of ownership and operating history.

The acceptable preparer and supporting documents depend on the option. One program may require bank statements above a certain loan amount while another uses a different verification process. A broad “P&L only” headline should not replace the actual requirements.

Keep expenses and documentation honest

Qualifying income must reflect the selected program’s treatment of expenses and ownership. A 1099 amount before expenses and a profit-and-loss net-income figure are not interchangeable. Other borrower income must be documented without double counting.

Use complete, accurate records. If a business is declining, has changed structure or has a large unusual transaction, explain it early. The review should reflect the current business rather than a single strong month.

Credit and property requirements remain

Alternative documentation still includes credit, debts, assets, reserves and property review. Purchase, refinance and cash-out limits can differ. A P&L path with a 75% financing ceiling cannot be paired with the 90% ceiling from a 1099 or bank-statement option.

First-time-buyer and second-home restrictions may also apply. Review the complete option for the intended transaction before assuming an advertised score or amount will fit.

Choose the evidence that fits your business

The strongest route depends on how the business earns money and which records accurately support it. I can compare a full-documentation loan, bank-statement qualification and the eligible 1099 or P&L paths using your actual situation.

Bring a clear description of your work, ownership and history. We can identify the documents needed before you pay someone to prepare a statement that may not meet the selected program’s rules.

Options and eligibility to compare

Compare the option that fits your credit, loan amount, property and documentation. Each has its own requirements, and the full application must qualify.

1099 primary purchase

Credit and underwriting: 720 or higher; total debt-to-income up to 50%, with added reserves above 45%.

Financing and amount: Up to 90% financing through $1.5 million for an eligible primary purchase.

Income and property: One or two years of qualifying 1099 income with a 10% expense factor in this path; transcripts and applicable year-to-date verification.

Benefits and conditions: Income stability, first-time-buyer, property and reserve requirements apply. Company-name forms need different support; this is not a universal gross-income calculation.

P&L with supporting documents

Credit and underwriting: 700 or higher; maximum total debt-to-income 50%, with added reserves above 45%.

Financing and amount: Primary purchase or rate-and-term refinance up to 75% and $2 million; separate second-home limit up to 70%.

Income and property: More than 50% ownership and two years of business operation. Eligible 12-month P&L current within 60 days of application.

Benefits and conditions: Loans above $1 million require two months of business statements. No investment property in this path; eligible preparer and reserve requirements apply.

Separate P&L income-review path

Credit and underwriting: 700 or higher; complete program underwriting applies.

Financing and amount: Eligible primary purchase, rate-and-term or cash-out refinance up to 75% through $2 million; minimum loan $150,000.

Income and property: 12 or 24 months of eligible third-party-prepared P&L; at least 25% ownership; P&L income must supply at least 51% of qualifying income.

Benefits and conditions: This specific path does not require supporting bank statements for income, but other asset and loan documentation remains. Acceptable accountant types and other requirements apply.

P&L with lower credit-score entry

Credit and underwriting: 660 or higher; maximum total debt-to-income 50%.

Financing and amount: Up to 80% purchase financing through $2 million; separate rate-and-term limit 75% and cash-out limit 70%.

Income and property: Eligible primary home; 12/24-month independently prepared P&L, at least 50% ownership, two-year business history and minimum 15% expense ratio.

Benefits and conditions: Six months of reserves. Eligible CPA, enrolled agent or CTEC preparer; PTIN-only preparer excluded. Preparer must have filed the latest business return, or two months of statements must support at least 80% of average revenue plus required attestation. No investment property.

Frequently asked questions

Are a 1099 loan and a P&L loan the same?

No. They use different income evidence and can have different ownership, history, financing and verification requirements.

Can I prepare the P&L myself?

Some options require an eligible independent professional. Confirm the specific preparer and format requirements before ordering or submitting the document.

Does a P&L option always avoid bank statements?

No. Some require supporting statements, particularly at higher amounts. Use the requirements of the actual option.
