2-1 Buydown Payment Schedule

Review seller funding, the buyer payment schedule and commissions calculated as a percentage of the sale price for a seller-funded 2-1 buydown.

A seller-funded 2-1 buydown uses a seller contribution to help cover an eligible buyer's early mortgage payments. The seller may spend less than on a particular price reduction, while the buyer receives temporary payment relief. The listing agent can market that benefit. If the agreed commission is calculated as a percentage of the sale price, keeping the sale price unchanged keeps that commission calculation unchanged. The commission agreement controls the actual amount. Compare actual financing figures before relying on a seller-cost result.

Here is how I would help you put that benefit into a clear plan.

Start with the payment schedule

The seller-funded subsidy contributes more in the first year and less in the second. After two years, you make the full payment required by the note. It does not change the interest rate on your loan. How temporary buydowns work.

I would show you those stages in writing, rather than leave you with only a starting-payment figure.

Look at your complete housing budget

Principal and interest are only part of the picture. Include taxes, homeowners insurance, any mortgage insurance, HOA dues, utilities, and routine home upkeep. Some expenses may be paid outside your mortgage payment. Taxes and insurance can change even when principal and interest are fixed. CFPB’s Loan Estimate guide.

Knowing the full picture makes the early assistance easier to appreciate and use thoughtfully.

Plan how to use the payment relief

You might value a little more flexibility while settling into the home. You might want to keep a household cushion intact while handling planned expenses. Or you might simply appreciate having less of your monthly cash flow committed to the mortgage at the beginning.

The subsidy is applied toward the scheduled mortgage payment. It is not a separate cash allowance for moving or purchases. The benefit is the smaller amount you contribute toward those early payments.

Make the full payment part of the plan now

For fixed-rate loans following Fannie Mae’s rules, the interest rate on your loan is used for qualification without the temporary subsidy. Qualifying-payment requirements. That readiness is what lets the buydown serve as a helpful beginning rather than a plan that depends on refinancing later.

My goal is to help you understand the assistance, know what comes next, and move forward with a financing option that fits.
