Document Checklist for a Two-Borrower Pre-Approval

A two-borrower pre-approval usually moves better when both borrowers provide the full document set up front, including IDs, pay stubs, W-2s, and asset statements for the accounts being used.

When two borrowers apply together, the lender is reviewing two income profiles, two credit profiles, and the accounts being used for the transaction. The process usually moves faster when both borrowers provide the full document set up front instead of piecing it together later.

Core documents for each borrower

For most two-borrower pre-approval reviews, each borrower should be ready to provide a photo ID, the two most recent pay stubs, all W-2s for the previous two tax years, and the two most recent bank statements for the accounts being used.

If a borrower has multiple jobs, two most recent pay stubs are usually needed for each job. If bonus, overtime, commission, tip income, or other earnings beyond salary or standard hourly wages need to be counted, year-end pay stubs are usually needed too.

Why broker organization helps

This is one place where a broker can prevent delays. In a two-borrower file, the lender may still need to separate joint assets from individual assets, match the right income to the right borrower, and account for large deposits, job changes, or variable income before the file is submitted.

When that is organized correctly on the front end, the review is usually cleaner and the borrower is less likely to lose time to avoidable follow-up requests.

Scenario

Assume one borrower has a primary job plus a weekend job, while the second borrower is using only one salaried position. If the file arrives with pay stubs for just the main job and only one year's W-2s, the lender is likely to come back for the missing records before the income review can be completed.

If the file is organized up front with IDs, two most recent pay stubs for each job, all W-2s for the previous two tax years, and the bank statements for the accounts being used, the pre-approval review usually has fewer avoidable delays.
